Accommodation
We pride ourselves at being a home away from home here at NDFC. We have 8 cottages, Stable Cottage, The Crew Yard, The Little Workshop, The Big Workshop, Owl Barn, The Old Cart Shed, The Dresser and The Drier. Our cottages are all warm and welcoming for the all guests, regardless of your disabilities. We welcome everybody, including pets and smokers, although ask that you refrain from smoking in the bedrooms. We even have stabling available for horses and ponies.
The beds are all made up with crisp, fresh linen, including duvet covers, fitted sheets and pillow cases. Blankets are available at request. Bath towels are also provided so all you need to bring is your beach towels.....if you're brave enough to have a dip! Our bathrooms come complete with a commode chair and grab rails.
We also have wireless access to the internet which you can link to if your lap top is compatible. You will need to acquire a password from the office for a fee.
Our start day is a Saturday and the smaller, 2 bedroomed cottages are available from 2pm and need to be vacated by 10am on the day of departure. The larger cottages are available from 4pm and need to be vacated at 12 noon on the day of departure.
Stable Cottage
Stable cottage is a level access property with 2 bedrooms, 1 twin room and 1 double. Both have ensuite roll in shower room with toilet and wash basin. The sitting room is complete with TV and DVD player. The kitchen is joined to the dining area and has a low level hob unit and some low level units integrated with normal height work surfaces. There is also a fridge, microwave, washing machine and tumble drier in the cottage. It is fully centrally heated.
The Crew Yard

The Crew Yard is a level access property, with open plan interior. It is fully centrally heated and has its own enclosed garden. The sitting room area has a TV & DVD player.The kitchen/dining area leads on from here and has a washing machine, oven, microwave and fridge. There are 2 bedrooms, 1 a twin and the other a double. The twin has ensuite access to the spacious roll in shower room, complete with shower chair, toilet and wash basin. There is also a seperate toilet and wash basin.
The Little Workshop
The Little Workshop is a single storey building with level access and a large open planned living space with beautiful views across the fields towards Bircham Windmill. There is a TV/DVD player.The kitchen area has low level units and a microwave and fridge freezer. There are 2 bedrooms, 1 very large twin and a double with shared ensuite access to the large roll in shower room, complete with bath, toilet and wash basin. There is also a seperate toilet and wash basin.
The Big Workshop
The Big Workshop is a single storey cottage with level access throughout. It has a large open planned living area, complete with comfortable seating and a TV/DVD player. It has beautiful views across the fields to Bircham Windmill. The kitchen/dining area has low level units and a fridge freezer, microwave and washing machine. It also has a dishwasher. There are 3 bedrooms, 2 twins and 1 double bedroom. The twin rooms share ensuite access to a large roll in shower room, complete with toilet and wash basin. There is also a 2nd roll in shower room with toilet and wash basin. It is fully centrally heated and has its own enclosed garden and patio area.
The Owl Barn
Owl Barn is a 2 storey property, approached by its own drive and surrounded by its own private patio and garden. It is fully centrally heated and has all mod cons. It has a fully furnished sitting room with TV/DVD player. The kitchen has low level hob unit and work surfaces. The kitchen is light and airy and the back door opens out onto an attractive patio area.There is one downstairs twin bedroom with ensuite roll in shower room with toilet and wash basin. Upstairs there are a further 2 large bedrooms, 1 twin and 1 double, both with ensuite shower rooms. There is a play area for the younger guests.
The Old Cart Shed
The Old Cart Shed is a single storey property with level access throughout. It has its own private patio and gardens and overlooks some beautiful views over fields towards Bircham Windmill. It is fully centrally heated and has a large comfortable sitting room as well as a smaller sitting room which houses the TV/DVD player. The kitchen is complete with dishwasher, washing machine, fridge freezer, cooker, hob and microwave. There are 3 bedrooms, a large twin and a double which share access to a large roll in shower room with toilet and wash basin. There is another twin room and a seperate bath room with bath, toilet and wash basin.
The Dresser
The Dresser is a large open planned barn conversion, spread over 2 floors and is fully centrally heated. The downstairs benefits from under floor heating. It has its own enclosed parking and garden. The stunning sitting room comprises of comfortable seating and a large plasma TV/DVD player. There is also a dining table here capable of seating 8 - 10 people. It has beautiful views over the fields.It has a seperate kitchen, also with a table to seat 6. It has low level hob units and work surfaces. It has a fridge freezer, dishwasher and microwave. There is also a utility room which houses the washing machine as well as a downstairs WC. There are 2 downstairs bedrooms, 1 single and 1 large twin with ensuite access to a good size roll in shower room with toilet and wash basin. Upstairs there are a further 3 bedrooms, 1 single, 1 king size and 1 twin. The king size and the twin both have ensuite shower rooms.There is lift access to the upper floor to enable everyone to enjoy the views. Upstairs there is a gallery, a small seating area looking out over the fields.
The Drier
The Drier is a large open planned barn conversion, spread over 2 floors and is fully centrally heated. The downstairs benefits from under floor heating. It has its own enclosed parking and garden. The stunning sitting room area comprises of comfortable seating and a large plasma TV/DVD player. There is also a dining table here capable of seating 8 - 10 people. It has beautiful views over the fields.

Upstairs there are a further 4 bedrooms, 3 twin and 1 double. 2 of the twins share an ensuite bathroom, with bath, toilet and wash basin. There is a further shower room with toilet and wash basin upstairs. There is lift access to the upper floor to enable everyone to enjoy the views. Upstairs there is a gallery, a small seating area looking out over the fields.
Equipment Hire
Here at Norfolk Disabled Friendly Cottages, we try to make life as easy as possible for you, after all you are on holiday. Therefore, you don't want to have to lug your equipment from your home to here so we have some essentials here that you can rent from us for your stay. They are regularly serviced and maintained by a reputable hire company and will be in your cottage on your arrival. The cost, excluding VAT, is as below:
